Why it matters
Estate-condition sales carry a logistical burden beyond the physical work: executors may live out of state, several family members may weigh in, valuables and old contents may need removal, and the ownership paperwork can demand early attorney attention. The physical condition is only one part of the file, but it is the part every buyer sees first.
Market the work as a defined scope and the apartment as a finished possibility. Honest condition narrows the audience in a useful way; vague “bring your architect” language only transfers uncertainty to the showing.
What it changes
Decide what will be removed, cleaned or repaired before photography and stop there. An executor coordinating from another state may need a short, approved scope more than an open-ended staging debate.
Photograph the apartment as it will be delivered. Wide angles and bright exposure are useful; hiding damage, contents or a nonfunctional room creates the wrong showing traffic and weakens trust in the rest of the file.
Give renovation-capable agents factual starting points: approximate dimensions, wet-over-wet constraints if known, building alteration windows, elevator rules and whether an architect’s plan already exists. Label every unverified possibility as such.
Separate “as is” from “no information.” Known estate authority, building documents, inclusions, exclusions and access can still be organized cleanly even when the seller will not renovate.
Use distribution to find the right tolerance, not to manufacture urgency. The useful audience includes agents with buyers who have the budget, time and appetite for work—not everyone attracted by a low price per square foot.
