The FSBO Seller Has Already Heard the Commission Pitch. Show the Distribution Gap.

An owner trying to sell alone does not need a lecture about why brokers matter. They need to see which buyers and buyer agents the current launch is failing to reach.

Why it matters

A pure FSBO may not reach many buyers’ brokers through the RLS, and an owner offering no buyer-broker compensation is marketing only to unrepresented buyers. That does not mean every FSBO has failed or that the seller is naive. It means the agent has a specific gap to diagnose instead of a profession to defend.

Do not sell the owner on “having a broker.” Show the difference between the audience they have reached and the audience a properly represented, broker-facing launch can reach next.

What it changes

Start by asking what has already happened: inquiries, showings, offers, buyer representation, repeated objections and the channels used. Respecting the owner’s work makes the missing part of the launch easier to discuss honestly.

Do not confuse visibility with broker usability. A public page can be found while still lacking clear buyer-broker compensation terms, a showing process, building package or reliable agent contact. Buyer agents need to know whether bringing a client will create avoidable friction.

Bring a sample relaunch rather than a commission defense. The subject line, first image, property facts, distribution audience and response plan show what would materially change if the owner hired you.

Be candid about price. Wider distribution is not a promise that the owner’s number will work. The useful offer is broader exposure plus an evidence trail that separates an audience problem from a pricing problem.

Give the seller a clean next decision: keep working alone with better information, hire you for a defined launch or pause. Pressure makes the agent sound like another cost; clarity makes the agent sound like an operator.

You have already done real work to bring this property to market, and I am not going to pretend that hiring an agent is the only way to find a buyer. The question is whether the current launch has reached the represented buyers who are most likely to transact in this building and price range.

I drafted the broker-facing version I would use: verified building facts, showing instructions, buyer-agent participation and one direct reply path. I would distribute it broadly, follow up with the relevant agents and give you the response record on [date]. Then we would know whether the gap was reach, price or the property story.
