Median Manhattan Rent Hit $5,285. Write the Owner Email That Does Not Oversell It.

A record citywide median is a reason for the owner to take your call. It is not a reason to raise the ask.

Why it matters

Manhattan’s median rent was $5,285 in August 2026, up about 7 percent year over year; Brooklyn reached an all-time high of $4,368. Citywide August listings were at their lowest August level in at least eight years. The supply picture still rests on the 2023 Housing and Vacancy Survey, which found a 1.41 percent net rental vacancy rate citywide and 0.39 percent for units under $1,100. More than 40 percent of renter households spend at least 30 percent of income on rent.

A citywide record gets your email opened. What sets the rent is the competing set in the same price band within a few blocks — and if you send the headline without that set, you have written a newsletter rather than a recommendation.

What it changes

Pair every citywide figure with three to five live competing listings and their days on market. Either one alone is a guess; together they are an argument.

A 7% citywide rise does not distribute evenly. Quote the borough and the band — Brooklyn’s record and Manhattan’s median are two different conversations with two different conclusions.

Rent burden is a commercial fact, not a sympathy point: when 40% of renter households are already stretched past 30% of income, an over-market ask sits even in a tight market.

Name the survey period on every statistic. The 1.41% vacancy rate is from 2023. Presenting it as a live weekly number is how credibility gets spent for nothing.

End with one decision, not a summary. Hold the ask, raise it by a named amount, or re-photograph and relaunch — pick one and say why.

What would change it: [two or more weeks without a second showing / three inquiries that stall on the same objection]. If nothing has moved by [date], I will come back with a specific number rather than a general update.
