Why it matters
Lean Manhattan inventory and a quiet-launch culture among boutique and super-prime developments can reward controlled access. They also expose a basic problem for smaller projects: availability lives across PDFs, portal pages, text threads and old emails until buyer’s agents stop trusting any of them.
A useful new-development release gives each residence a focused email while keeping dates, facts, design and follow-up consistent across the series.
What it changes
Put the date and release number at the top. Inventory is perishable information. A broker should be able to forward the email without wondering whether the price or availability is from last month.
Use the same fact order for every residence: unit, bed and bath count, interior and exterior size, asking price, common charges, occupancy and one distinguishing fact. Consistency makes the series useful under time pressure.
Keep the project story concise in every send. Location, sponsor, design team, delivery window and one product truth are enough to orient the reader; the featured residence is what earns a reply.
Choose one call to action. Ask the agent to reply with the buyer’s range and layout, request the full offering material or book an appointment. Three competing buttons turn a working inventory note into a brochure.
Send again when the release actually changes. A new unit, signed contract, price adjustment or delivery milestone is news. Repeating an unchanged message trains brokers to ignore the next one.
