Broker Email Subject Lines: Address, Price, and the One Fact That Decides the Match

The agent is triaging forty emails on a phone between showings. Help them classify the listing in six words.

A subject line that creates curiosity gets an open. A subject line that lets an agent instantly decide whether one of their clients fits gets a reply. Only the second one is worth anything, because the open on its own does no work.

Put it to work

  1. Write three purely factual versions and pick the one that filters hardest.
  2. Check the truncation at phone width before sending.
  3. Make the preheader a second fact, not a restatement.
  4. Keep an honest log of which subject formats produced replies, not opens.

What to watch

Lead with the building or corner when that carries more information than a marketing name. “Central Park West and 74th” places the listing instantly; “The Devereaux” makes the reader look it up or delete it.

Put the real number in. Price bands are how agents filter their clients, and a subject line without one forces a click just to find out whether it is relevant.

The third element is the differentiator, not an adjective: “no board approval,” “600 sf terrace,” “true 3BR,” “assessment paid through 2029,” “tenant in place at $X.”

Reserve “new,” “reduced,” “back on market” and “open house” for when each is literally true. Agents track which senders misuse them, and the cost is permanent.

Mobile preview cuts at roughly 35 to 40 characters, so the first six words carry everything. Write the preheader as the next most useful fact, not as a repeat of the subject.
