Why it matters
A condo reseller competing against remaining sponsor units is in a structural bind. Sponsors can adjust prices, absorb taxes or offer concessions across an inventory pool. A private seller usually has one unit and one decision. That makes a generic building-amenity email especially weak: it advertises the sponsor’s product as much as the resale.
Market the unit-level advantage, not the shared building. The broker should understand in seconds why this specific resale is better for a specific buyer than the sponsor options available today.
What it changes
Build the comparison before the campaign. List the live sponsor units with line, floor, exposure, condition, asking price, carrying costs, closing-cost treatment and estimated delivery. The seller needs the real field, not the original offering plan.
Find the advantage that transfers with this home: finished closets, window treatments, terrace work, lighting, upgraded appliances, a better view, immediate occupancy or a seller-paid cost. Shared amenities are context, not differentiation.
Price the total purchase experience. A lower ask can be erased by different transfer taxes or work the buyer must complete; a higher ask can be justified only when the delivered value is concrete.
Answer the early-resale question directly. A brief, approved explanation for why the owner is selling prevents buyer agents from filling the silence with a building problem that does not exist.
Update the campaign when the sponsor moves. A new concession or competing contract changes the comparison and gives you a legitimate reason to contact the broker audience again.
