Why it matters
The co-op package creates an important privacy boundary: sellers are generally better kept away from a buyer’s sensitive board-package materials, while experienced agents commonly review the file and check that it remains consistent with the accepted offer. The work begins before that review, when the listing is first shown to agents deciding whether their buyer fits.
Market the building’s written requirements alongside the apartment’s appeal. The goal is not to exclude or predict a board decision; it is to help buyer agents identify an obvious financial, occupancy or policy mismatch before everyone spends weeks on it.
What it changes
Obtain the current application, financial thresholds, financing limits, sublet rules, pet policy and expected timeline before launch. Oral building folklore is not a reliable qualification standard.
Describe requirements neutrally and consistently. Do not turn a board’s written financial policy into assumptions about family structure, occupation, identity or who “belongs” in the building.
Give buyer agents enough to do their own early calculation: asking price, maintenance, assessment, financing limit and any clearly documented post-closing liquidity method. Detailed personal financials belong in the proper process, not an email reply.
Keep the seller out of sensitive package details unless counsel and the buyer’s consent establish a specific reason. The listing agent can flag missing or inconsistent material without circulating private documents unnecessarily.
Report offer quality in more than dollars. Financing, contingencies, timeline and alignment with documented building rules help the seller compare execution risk without pretending any package is guaranteed.
