Why it matters
By the second quarter of 2026, average Manhattan co-op maintenance had reached $3,077, while average condo common charges plus real estate taxes reached $4,466. Buyers and their agents are not discovering monthly cost at the end anymore. They are using it to decide which listing enters the tour.
Do not bury a difficult monthly number. Put it beside the services, tax treatment, building condition and comparable costs that make it understandable—then let the right buyer self-select.
What it changes
State the complete recurring figure early and label it correctly. Co-op maintenance, condo common charges, real estate taxes and any assessment are different obligations. Combining them without explanation creates suspicion rather than simplicity.
Explain what the buyer receives without inventing value. Staff, utilities, amenities, reserves, recent capital work and included services belong in the cost story when verified. “Full service” does not tell an agent enough.
Put temporary assessments on a timeline. Give the monthly amount, purpose, start and end date, and any seller payment being offered. A known burden is easier to underwrite than an incomplete answer.
Compare like with like. The useful frame is similar buildings, service levels and apartment sizes—not the lowest monthly charge in the neighborhood. A buyer’s agent can defend a premium when the comparison is honest.
Use direct distribution to qualify rather than conceal. The campaign may produce fewer clicks when the cost is visible, but the replies are more likely to come from agents whose clients can proceed.
