What it changes
Lead with the New York operating facts: unit and regulatory mix, leases, collections, expenses, violations, capital work, taxes and management. Currency conversion comes after the rent roll is trustworthy.
Separate seller-provided figures from broker calculations. Date the trailing financials, define each adjustment and make the raw support available so another adviser can reproduce the result.
Prepare a diligence index in English even when marketing is translated. File names, dates and document status should remain identical across versions; mismatched packages make routine questions look like hidden risk.
Expect an adviser network. Ask who is responsible for U.S. entity formation, tax, financing, environmental review and property management. Route conclusions to the appropriate professional instead of becoming the translator for legal advice.
Design live access for distance: recorded building walk-throughs where permitted, scheduled video inspections and a local representative who can answer physical-condition questions in real time.
