Above $4 million the reader is not evaluating your design taste; they are deciding whether the property is genuinely scarce and whether you are a competent counterparty. Fewer images, exact facts and controlled information do that. Volume does the opposite.
Put it to work
- Cut the copy by a third and then check every remaining claim.
- Reduce to five or six images and fix the order.
- State the private-showing and confidentiality process explicitly.
- Prepare the full package separately, for qualified follow-up only.
What to watch
Lead with the fact that makes it scarce and is checkable: the architect, the floor plate, the deeded outdoor square footage, the fact that four units like it exist in the building.
Use fewer and larger images, and protect the order. At this level the sequence in which someone understands the apartment is part of the presentation.
Verify every claim about materials, architect, view permanence and square footage. A wrong attribution in a $10M email circulates among exactly the people you need.
Be explicit about private-showing logistics and confidentiality, and be straight about the RLS opt-out if the seller has a genuine privacy need — that tool exists for estates, divorces and public figures, and it is worth protecting from misuse.
Give the market honest context rather than momentum language. In the week of August 31, 2026, Manhattan signed 13 contracts at $4M and up and none above $10M; the typical contract had been on the market nearly a year at 6% below its original ask. Agents at this level know that, and copy that pretends otherwise reads as unserious.
