The Open House Email an Agent Can Route a Saturday Around

Date and time are the least of it. Qualification and access are what decide whether your apartment makes the route.

An agent building a Saturday is solving a routing problem with four or five stops. Your invitation competes on how easy it is to slot in, which means everything they need to qualify a client has to be in the email, not behind a link.

  2. Send Wednesday or Thursday, and reminder once.
  3. State the exact window and the registration rule.
  4. Update every channel the hour anything changes.

What to watch

Scannable block up top: address and unit, price, beds and baths, approximate size, monthly charges, and ownership type. Six lines, same order every week, so regulars stop reading and start scanning.

State the access rules plainly — registration required or not, identification, whether accompanied clients are expected, and the exact window rather than “by appointment.”

Give one reason to stop relative to nearby inventory. “The only 2BR under $1.2M in the building with a windowed kitchen” is a reason. “Must see” is not.

Send the first notice in time for route planning — Wednesday or Thursday for a weekend open — and one reminder, not three. A reminder that arrives while the open house is running is a send you paid for and wasted.

If access changes, update every channel the same hour, including the portals and the RLS. An agent who brings a client to a cancelled open house remembers it for a year.
