Name the product advantage without forcing a comparison. Width, light, ceiling height, terrace, private entry, services and wellness spaces can stand on their own. “Manhattan quality for less” makes the listing sound like a substitute before the buyer sees it.
Use price context carefully. Show what this budget buys within the relevant neighborhood and property type. Cross-borough comparisons help only when the buyer is genuinely choosing between those markets.
Send to the wider NYC broker audience, then follow up locally. Manhattan agents may have the relocating buyer; neighborhood agents understand the comparable set and the objections. The campaign needs both forms of reach.
Ask for a qualified reply. “Send your buyer’s timing and two must-haves” gives the sales team a useful next move and feels more personal than a generic appointment button.
