Why it matters
Off-market sales volume increased by at least 30 percent across Brooklyn, Manhattan and Queens in 2025. Brooklyn recorded roughly $5.4 billion in off-market volume, while Queens logged nearly 5,400 deals. The sharpest neighborhood increases were outside Manhattan’s traditional luxury core, where different broker-compensation economics and an agent’s incentive to sell directly can overlap with the seller’s distribution decision.
There are legitimate reasons to keep a home private, but convenience for the listing agent is not one of them. In a mainstream outer-borough price band, the seller needs to see the difference between a privacy instruction, a short market test and a strategy that simply limits competition.
What it changes
Start with the seller’s reason. Safety, divorce, an estate, a tenant situation or public visibility may justify limited exposure. “Let us test our network first” describes the agent’s method, not the owner’s need.
Put the audience in numbers. Name how many relevant agents and qualified buyers can be reached privately, how those names were chosen and what share of the likely market remains outside the network.
Separate speed from price discovery. A direct buyer can produce a clean transaction quickly; it cannot prove what the broader market would have paid unless the property was actually exposed to that market.
Disclose incentives plainly. If a direct deal changes the commission retained by the listing side, the seller should understand that before approving the channel—not after an offer appears.
If privacy is not the objective, use staged reach with written dates: a targeted personal round, a broad professional email and then the public launch. A broad broker blast is marketing and should never be described as private.

We can begin with a limited release, but I want the tradeoff in writing. The first group would include approximately X agents and buyers selected because [reason]. It would exclude the rest of the broker community and the public search audience.
My recommendation is [private / staged / public] because [seller-specific reason]. If we start narrowly, we will review on [date] after measuring replies, appointments and offers. Unless you direct otherwise then, the next stage is [broad broker distribution / RLS and public launch].
