Two numbers do different work and collapsing them is where most pricing conversations go wrong. The probable clearing range is what the market will pay. The asking price is a marketing decision about which buyers discover the listing and what signal the number sends. Say both out loud, and say which one you are recommending and why.

The three-sentence pricing thesis
Based on [four comps, named], the probable clearing range for your apartment is $X to $X.
I am recommending we ask $X, which is at the top of that range but still inside the [$X–$X] search bracket most of your buyers are filtering on — asking $X more would put you in a bracket where you are the cheapest apartment with the worst light instead of the best apartment in yours.
If we have not had a second showing by [date, 14 days out], my recommendation will be $X, and I would rather tell you that today than discover it in November.
What to watch
Use four to six comparables and explain why each belongs. More rows do not create more certainty; they create the impression that you are averaging your way out of a judgment.
Show the seller the actual search brackets. A buyer filtering $1.5M to $2M never sees a listing at $2,050,000, and that fact is more persuasive than any adjustment table.
Adjust explicitly for the four things that move New York pricing: floor and light, layout efficiency, monthly carrying cost, and board or sponsor status. Write the adjustment down rather than folding it into a vibe.
Model the outcome of being 5% high. In the $4M-plus band, contracts in 2026 have been signing after roughly a year on market at about 6% below the original ask — so the cost of starting high is usually a larger reduction taken later, not a slower sale at the same price.
Agree in advance on the evidence that would trigger a change: two weeks without a second showing, three inquiries stalling on the same objection, or a competing unit going into contract below you. Write those triggers into the listing agreement with a review date.
