Why it matters
A replacement sales team often arrives with steep repricing and a mandate to restart a project that has moved only part of its inventory. The scale can vary; the broker problem is common. A team taking over unsold inventory inherits years of old pricing, old PDFs and assumptions that the project has already been seen.
A relaunch earns attention only when it identifies the change. New team, new pricing, new availability, completed construction or new terms must become one factual broker update with a clean path to reconsider the project.
What it changes
Audit what the broker market already received. Collect prior campaigns, availability sheets, asking prices, events and common objections. Repeating old material with a new logo confirms the belief that nothing changed.
Choose the relaunch fact before designing the email. A material price reset, newly finished residence, immediate occupancy, revised costs or sponsor term is news. “Under new leadership” matters only when it produces one of those differences.
Release a dated availability sheet with the campaign. Brokers need to know which units are real, which prices are current and which terms apply now. Old inventory links are part of the trust problem you inherited.
Segment the follow-up by prior behavior. Agents who toured, submitted, clicked or went quiet for a specific objection deserve different calls after the broad market receives the reset.
Report early movement to the sponsor. The first campaign should establish a clean baseline for attention, appointments and recurring objections so the new team can separate inherited reputation from current market response.
Use this language
The project-reset opening
A material reset at [project]: as of [date], [state new pricing, availability, completion or sponsor term]. The current release includes [number and unit mix] from $X, with [occupancy timing] and the dated availability linked below.
If your buyer previously considered the project, reply with the unit or objection that stopped the conversation. The new team will return the current comparison and an appointment option that addresses it.
Next steps
- Inventory every prior message and known broker objection.
- Name the one material change that earns another look.
- Attach a dated, verified availability and terms sheet.
- Use the first campaign as the new reporting baseline.
